A knockdown rebuild essentially allows you to start again from scratch. Unlike renovating or extending, when you demolish and rebuild a new home, you’re not confined to building within the constraints of the existing floorplan and design of your current home.

Benefits of  knocking down and rebuilding

Knock down rebuilds can save you a significant amount of money compared to selling your existing home or buying or rebuilding a main home. Some of the potential cost savings involve:

  • Stamp duty – You won’t pay any stamp duty on a knock-down rebuild, but if you sell your existing home and buy or build a new one on another site, your stamp duty could be as much as $20,000.

  • Real estate commission and advertising – You can easily spend hundreds and probably thousands of dollars in marketing your home to sell. On top of that, expect your real estate agent’s commission to be around $15,000 to $25,000.

  • Legal fees – Conveyancing costs will usually be around $800 to $2,000 as part of the selling price list.
